Why General AI Gets Takeoffs Wrong
Construction estimating is challenging. It is not a test of raw intelligence. It requires three things simultaneously:
- Reading drawings at multiple scales and understanding spatial relationships across sheets
- Connecting dimensions and specs that exist on different sheets, in different formats
- Knowing the unwritten conventions — the trade knowledge baked into how experienced estimators read plans
Run most AI tools on the same set of residential plans three times, and you will get answers that vary by 50 to 70 percent and are often completely wrong. These models were not built for blueprints. They were built to be generalists. Estimating is not a generalist job.
We decided to measure exactly how wide the gap was.
The Benchmark: A 30-Point Gap
To measure H1 against what is actually out there, we built TakeoffBench-V1: 10 residential blueprint sets, scored against expert-validated material quantities across every major trade.
We ran eight leading AI models on the same plans. They clustered between 50 and 56 percent accuracy. The spread between the best and worst of those eight models is smaller than the gap between any one of them and H1.
For context: experienced human estimators with access to takeoff software scored around 77 to 78 percent on the same benchmark, and took up to a week to complete the work H1 finishes in approximately 2 hours.
Construction estimating is one of the hardest technical problems in the built environment. It requires seeing blueprints the way a master estimator does, knowing the conventions that never get written down, and getting the quantities right across every trade.
